1. You feel drafts and cold spots near the windows
Stand next to an old window on a 10-degree January morning and you'll feel it: a river of cold air spilling off the glass and pooling at your feet. Sometimes it's a real draft leaking through failed weatherstripping. Sometimes it's just the cold radiating straight through a thin, poorly insulating window. Either way, if you've got rooms that never quite get comfortable and you're closing vents or running space heaters to compensate, the windows are a prime suspect.
2. There's fog or condensation between the panes
This is the one sign that's almost impossible to argue with. A modern window is really two or three panes of glass sealed together with insulating gas in between. When you see fog, haze, or moisture between the panes, that seal has failed and the gas has leaked out. You can't wipe it away, because it's on the inside of a sealed unit. And once that seal is gone, so is a big chunk of the window's insulating value. That's not a repair. That glass unit, and often the whole window, is done.
3. The windows are painted shut, swollen, or hard to open
Windows are supposed to open. If you're fighting a sash to get it up, if it slams back down because the balance is shot, or if an old wood window has swollen and painted itself shut over the years, that's wear you can't fully undo. It's also a safety issue most people don't think about: a bedroom window is an emergency exit, and it needs to open easily in the middle of the night if it ever has to.
4. Your heating bills keep climbing
Old single-pane or early double-pane windows are one of the biggest holes in a home's envelope. 5. You see rot, soft frames, or water stains below the window
Get up close and press on the frame, especially at the corners and the sill. If it's soft, spongy, or crumbling, water has been getting in. Look at the wall and trim directly below the window too. Peeling paint, staining, or a musty smell means moisture has found a path, and a window that's letting water into your wall is a problem that only gets more expensive the longer it sits.
6. There's frost or ice on the inside of the glass in winter
A little condensation on a very cold morning isn't automatically a crisis. But regular frost or ice forming on the interior surface of your glass is your window telling you its insulating value is low enough that the inside surface is dropping below freezing. On a properly performing modern window in a normal home, that shouldn't be happening.
7. You hear the street like the window isn't even there
Glass and a good seal do more than hold back cold, they hold back sound. If you've started noticing traffic, dogs, and the neighbor's snowblower coming through loud and clear, that thin single-pane glass or that failed seal is letting the noise in right alongside the cold air.
So is it a repair or a replacement?
Here's the plain version. One window with a broken balance or worn weatherstripping? That's often a repair. But fog between the panes, rot in the frame, or a whole houseful of original builder-grade units that are all showing their age at once? That's replacement territory, and trying to nurse them along one repair at a time usually costs more in the end than doing it right.
